U.S Dept. Of Interior, Office of Facilities and Administrative Services / Office of Aviation Services, is interested in leasing approximately 1,655 square feet of hangar space for a Dahler Kodiak, along with adjacent locker storage space, along with two (2) non reserved parking spaces, in proximity to the Lower Suwannee and Cedar Keys National Wildlife Refuges, 16450 NW 31st Place, Chiefland, Florida 32626. The Delineated Area within which the hangar is required to be located is stated below and indicated in the attachment to this announcement.



Lease Term Five (5) years total; one (1) year firm.



Building must be capable of meeting the Government’s security requirements. All services, supplies, and utilities are to be provided as part of the rental consideration. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain.



Space shall be located in a hangar park within an airport open to the public.



Hangar SF and door width and height shall be sufficient to store a Dahler Kodiak float plane.



Minimum Aviation and Aviation Asset Requirements:




  • A lit, paved (asphalt) runway, with a minimum length of 4,000 ft, width greater than 50 ft.;

  • 24/7/365 fuel service for Avgas & Jet A;

  • Minimum of 1,575 square feet of hangar space; and

  • Minimum hangar door height for offered space is 18’.

  • All offered space must be contiguous within the building, the storage shall be in the same building and close proximity to the aircraft location.



Leased space:




  1. Can be within a shared hanger

  2. Shall be insured and in compliance with local government and airport authorities’ requirements.

  3. Have access to runway.

  4. Be 24-hour secured facilities.

  5. Have pilot access to the aircraft outside of normal business hours.

  6. Have lighting and 110 power available to charge batteries.

  7. Shall [preferably) be climate controlled.

  8. Have gear storage space (two large metal lockable type cabinets).

  9. Have a minimum of one large fire extinguisher.

  10. Include aircraft ground handling.

  11. Have janitorial services.

  12. Have a bathroom in hanger or within close proximity at FBO.

  13. Have parking access for at least one pilot and one observer.



Offered space must meet Government requirements for security, fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Prior to award the lessor shall have current registration in SAM.gov. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).



The Delineated Area: begin at the intersection (int.) of NM31 Pl and NW Creek 347, Chiefland, FL (approximately at 29°16'57.11"N, 82°20'14.09"W); then northerly on NW Creek 347 and SW Creek 347; then easterly on NW 70th St; then northly on RT 345; then north on N Main St; then northerly on N Young Blvd and US Hwy 98 (AKA SE Hwy19); Then northerly on NE Hwy 351; then northerly on Hwy 349; Then easterly on 340 to the int. of 340 and Rt 41; Then southerly on Rt 41 to the int. of Rt 27 (AKA E Noble Ave) and continuing easterly onto US 27; Then southerly on 27 to the int. of 27 and W Hwy 326; Then westerly to the int. with SE 20th Ave SE; Then North on SE 20th Ave to the int. of SE 32 Pl; Then westerly to the int. of US 41; Then southerly on 41 to the int. of SE 80th St. (AKA Rd 121); Then westerly on SE 80th St to the int. of Rt 121; Then southerly on 121 to the int. of US 98; Then northerly on US 98 to the int. with Florida State Rd 24; Then to the int. with Rt 347; Then to the point of beginning at the int. of Rt 347 and NM31 Pl.
