General Services Administration (GSA) seeks to lease the following space:



State: Florida



City: South of Homestead to Islamorada





Delineated Area:



North: SW 328th Street from N. Krome Avenue to Biscane Bay.



East: The Biscane Bay shoreline southerly to the Card Sound shoreline to the Barnes Shound shoreline to US Hwy 1 on Cross Key and southerly along US Highway 1 to the Tea Table Key Channel just east of Tea Table Key Island. Property located within 1/2 mile of US Highway 1 from Cross Key to the Tea Table Key Channel is considered within the boundary.



South: Tea Table Key Channel, near mile marker 79 of US Highway 1.



West: Along US Highway 1 from Tea Table Key Channel northeasterly to Cross Key, including property located within 1/2 mile of US Highway 1 from Tea Table Key Channel to Cross Key is considered within the boundary. Continuing northerly along US Highway 1 from Cross Key to the intersection of S. Krome Avenue and along S. Krome Avenue to SW 328th Street.

Additional Requirements:




  • If space offered is not on the first floor, a minimum of two passenger or freight elevators must be provided, unless offered building is a single tenant facility.

  • The following special requirements will apply for this solicitation 1) If offering is a multi-floor building, a minimum of 700 sf (for sally port) and 500 sf (processing area) ground floor space is necessary for detainee processing 2) Proposed building and site layout must have the ability to provide or construct an enclosed, secure "sally port", used for detainee transportation. Sally port must have dedicated entrance into ground floor space.

  • Offered space must be able to deliver a contiguous block of space consisting of a minimum of 5,929 ABOA SF.

  • The Government prefers to be a minimum of 1,000’ from a designated Drug Free Zone (schools, churches, daycares, residential properties, amongst others). If offered property is less than 1,000’ from these types of uses, the Government may perform a security assessment of the property and may require site specific mitigating security measures, or may, at its sole discretion, elect to reject the property for not meeting minimum security requirements.

  • Access required 24 hours a day, 7 days a week, 365 days a year.

  • Secured parking for the GOVs will be required.

  • Must be able to provide a secondary emergency exit off the property.



Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual-chance floodplain (formerly referred to as 100-year floodplain).



Additional requirements will be set forth when the RLP (Request for Lease Proposal) package is released.



Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement.
