The U.S. Government currently occupies office and related space in a building under a lease in Naples, FL, that will be expiring. The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
The Department of Veterans Affairs currently leases 3,750 of office space and utilizes 25 on-site parking spaces in Naples, Florida. The Government desires a lease up to 20 Years with termination rights after the 5-year firm-term will be considered. Surface and Structured parking will be considered. Occupancy no later than January 1, 2025.
The above requirements must be satisfied in order for consideration. If any of the above requirements are not met, your response will be considered non-responsive and will not be accepted. Responses/Interest are due on or before December 7, 2022, at 3:00pm EST.
Space within or fronting on the following boundaries will be considered:
North Boundary: Golden Gate Boulevard
South Boundary: Davis Boulevard
East Boundary: Airport Pulling Road
West Boundary: Goodlette Frank Road
Expressions of interest shall include the following:
- Building name, address, and age
- Location of the available space within the building
- Rentable Square Feet (RSF) available and expected rental rate per RSF
- ABOA/Net Usable Square Feet (NUSF) to be offered and expected rental rate per NUSF
- Building ownership information
- Amount of parking available on-site; include its cost and indicate whether the expected rental rate includes such required for Government parking (if applicable).
- Date of space availability
- Energy efficiency and renewable feature existing within the building

The Government is considering space if economically advantageous. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
