Expression of Interest
The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield 16,238 contiguous net usable square feet of Medical Office and related space in Palm Bay, Florida or nearby areas for use as a community-based outpatient clinic (CBOC). The space shall have a minimum of 150 parking spaces available. A lease up to 20 Years will be considered.
Proposed Property shall not be located within the 100-year flood plain.

New and Existing buildings will be considered. However, if not a New Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences and must be ready for occupancy no later than August 1, 2024.

To be considered, space must be in Proximity to amenities and building support services such as public transportation within or bordering/facing the delineated area as follows:

Space within or fronting on the following boundaries will be considered:
North: US Hwy 518
South: Grant Rd
East: US 1 Route 1
West: I - 95

A market survey of offered properties will be conducted by VA staff.

Interested offerors (owners, brokers, or their legal representatives) should submit site-specific information concerning their properties to Sibyl Graham by e-mail only no later than 3:00 PM on December 19, 2023 at the following:

To be included in initial considerations, interested offerors shall address ALL of the following when responding to this advertisement/announcement.
Expressions of interest must contain the following information:

Building name and/or address and location of the available space within the building
Number of spaces to be offered and expected rental rate per NUSF, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any.
Date of space availability
Building ownership information and authorization from owner to offer the property if applicable
Energy efficiency and renewable energy features existing within the proposed building
List of services provided (Utilities, janitorial, pest control, security monitoring, etc.).

The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
