General Services Administration (GSA) seeks to lease the following space:

Starting at the intersection I-75 and US Hwy 27, go east on I-75 to I-595. Continue east on I-595 to I-95. Travel south on I-95 to Florida’s Turnpike. Proceed north on Florida’s Turnpike to NW 183rd St. Go west on NW 183rd St to NW 186th St. Continue west on NW 186th St to I-75. Travel north on I-75 to Honey Hill Rd. Proceed west on Honey Hill Rd to US Hwy 27. Travel north on US Hwy 27 to the intersection of I-75 and US Hwy 27.

Building/Space Layout:






  • Space shall be located in a modern quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new building, the space offered shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space with modern conveniences.

  • Space should allow for an efficient layout and office workflow. Space must provide maximum flexibility for systems furniture placement with few or no columns or other building or architectural obstructions. Space should have few curves or major offsets and must have large open areas to allow maximum design flexibility. Architectural features should not cause an inefficient use of space.

  • ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code.

  • Offered space must be contiguous and may be located on no more than two (2) contiguous floors. Ground floor or lower floors are preferred.

  • If offering a multi-tenant building, a dedicated elevator is required for the Government’s use.

  • Offered building must provide a minimum 20’ setback measured from the building façade to any point vehicular access and shall have the ability to be secured with physical restraints such as bollards, fences, or walls.

  • The offered building must have the ability to provide and construct an enclosed, secure “sally port”, used for detainee transportation. Sally port must have dedicated entrance into ground floor space.

  • The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year.

  • The subject property must have multiple means of vehicular ingress/egress, so as to not impede the flow of traffic.

  • Proposed parking to include 10 Electric Vehicle Charging Stations.

  • Agency cannot be collocated with other Federal, State, local government agencies or private firms who provide daycare services, abortion services, mental health services, drug rehabilitations services, probation services, public defender services, and/or social services.

  • The offered building may be eliminated that are located within 1,000 linear feet of schools, daycare centers, residential zoning/concentration, hotels, or areas of high civilian activity or vulnerability. Residential adjacencies to potential sites will be carefully reviewed with agency security guidelines and at the government's discretion, may be eliminated from consideration.

  • The building shall be easily accessible from the main thoroughfare but inconspicuous or discreet to public and traffic. Preference will be given to locations that are within short driving distance to concessions and other professional business offerings.

  • Offered buildings and offered space will be evaluated by the agency security team.

space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, the Agency Specific Requirements and Facility Security Level III requirements by the occupancy date per the terms of the Lease.







Expression of Interest Submission Instructions/Requirements:



Please provide the following basic information and descriptions pertaining to the building you propose for consideration.





All submissions should include the following information:




  1. Name of Owner;

  2. Property authorization letter from the owner;

  3. Address or locational description of the building;

  4. Age of building;

  5. Total gross square feet; and gross square feet per floor;

  6. Site plan depicting the building and parking;

  7. Floor plan and gross square footage of the proposed space;

  8. Identification of on-site parking;

  9. A map demonstrating the building is within the delineated area;

  10. A map depicting the location of public transportation stops within proximity to the property;

  11. A map depicting the evidence of amenities within close proximity of the property;

  12. Building owners must provide evidence of ownership. Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development;

  13. Any information related to title issues, easements and restrictions on the use of the building;

  14. A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction.

  15. If submitting a land site, offerors are required to provide the following information in addition to what has been requested:






  • Accurate street address and/or cross streets;

  • Ariel overview of the site with clearly marked property boundaries;

  • Site pictures and those of surrounding area;

  • Renderings of what is to be constructed;

  • Zoning designation;

  • Total acreage.

  • Existing utilities or proposed utilities that access the property.





Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required.
